There are a number of horrible agents I know (some with questionable ethics) that have cultivated Zillow reviews and can show 50 five start reviews, while some really good agents don't look well on Zillow at all, simply because they don't pay for Zillow and consequently do not cultivate the plattform.

Can I sue them or report the agent to the ethics board and have them pay the total fees incurred due to their insincerity?

The maryland laws are unreasonable and could put you in jail for doing nothing moraly or ethically wrong. 

So if you stop listing with them and do not turn that off, you'll get billed another year and they won't refund you.Use that for what you will, but I feel it's a reflection on their business ethics.

I've seen so many ethics and commission complaints where the agent files a claim With their e&o carrier to only have it denied because of that threshold and they're always totally shocked.

I get it, trust is built over time and folks can easily do a detailed search to find the good, bad, ugly and pretty about my operation and ethics on this forum.
