NJ is a very unique state - it's kind of like 3 or 4 states in one:  south NJ - lots of sand, pine trees, and flatland marshes..

I have a property in Florida that backs up to marsh and mangrove on the Intracoastal Waterway.  

@Harry Marsh , I've looked at that strategy a long time ago but had trouble building my systems. 

Settled on a top floor, marsh front 2 bedroom 2 bath 1,200 square foot condo for a STEAL.

At my primary residence I’ve got a detached 2-story 1.5 car garage I’d like to turn into an accessory/in-law suite in White Marsh and rent in out.

I've notice in my day job especially in Baltimore county in Essex, Dundalk ,middle river, rosedale and white marsh there are huge opportunities in subject 2's (I come across at least 5 people a week trying to get out of their homes they bought pre 2008) and tired landlords in Baltimore city for owner/seller financing.

It was a good way to split the difference for us since my husband loves the marsh and I love the beach.
