I need to come up with deal that is very enticing to seller, and to me of course. here was my plan make a deal where he sells both of them to me with 5 year purchase plan however I would purchase 1 first in 3 years with the 2nd one 2 years after.

Bigger boxes look very enticing, then again there is some good economies of scale in our market to capture several buildings in a 5-10 block area and create great value there as well.

Fortunately, lenders are beginning to find new loan products to entice those hesitant buyers off the fence; 12 month bank statements for income, no income verification for non owner properties, relaxed credit standards. 

Gotta inflate those egos after all or you won't entice the best salespeople over from the used car lots!

It's not a smokin deal, but I think the seller carry back is enticing for people as there's not as high of a buy in.

Those gentrifying areas are super enticing, but I am also an ATL suburb native.

Any creative ways to entice him?

(I'm in the northeast, prices are high yes, but stay with me...).The sellers numbers that they are presenting (water, electric, maintenance, mgt etc) in hopes of making this deal LOOK ENTICING TO A BUYER show that after financing the new owner at this price would be left with about a $10,000 annual LOSS!!

last time I checked, arsenic-tainted soil doesn't make for an enticing organic garden. 

If you find something that fits your criteria make a very strong offer price wise and make a short inspection period to make the offer more enticing to the seller.
