You would go to the nearest US embassy and notarize the mortgage or deed of trust and any other docs that would have this requirement.

The biggest constraint that I have come across is whether your lender needs the closing docs to be signed in-state or not.If you don’t set up the POA before you head overseas, you can always designate a POA using an overseas US embassy to notarize the POA docs.

I frequently travel abroad and it's not always feasible for me to get to a US consulate/embassy to notarize my closing documents in person as required by the HMLs I'm aware of.

To sign overseas MOST lenders require you go to the embassy and use a notary in the embassy, pre-approved by lender and title officer.
