Focus on what matters, not on things that have nothing to do with what drives the desired  results.

Additionally, the beach is still within reach...just a short 1 hour flight or 6 hour drive.  

If you are calling the licensed guy off the one single van that drives by or was referred to you..

I spent time in the league and have since built my real estate portfolio and started a real estate agency and property management company servicing Indianapolis and its surrounding areas.

All in all I will be loosing 10's of thousands.This process killed all of my real estate momentum, but has ignited a drive to succeed.

You can get foot traffic and people driving by.

If you need to get it rented fast, a great property manager would list the home for $2100 (below market) and get several quality applicants competing against each other to drive the price up to the max so you don't risk vacancy by starting out too high and gradually reducing to find the sweet spot.

The access to capital is not necessarily a driving force in my pursuit.

I am still pretty new to the area but I am ready to jump in and start investing in multi-families in the Albany and surrounding areas. 

The vast majority of new construction, especially in Denver metro and the surrounding communities, has been multifamily and townhomes.
