They are not the passive income dream that some influencers will have you believe they are, and getting a “free” laundromat likely isn’t as good of a deal as it might seem.

Not so much ;)So now investors are feeling the weight of dog properties…be it higher interest rates, non paying tenants, property values falling, government intervention (especially in CA), etc.

Since then I have focused on finding good deals and getting great financing to get stellar cash on cash returns.I have clearly written out levels of of my dream life I want to achieve.

But, this will be front-end weighted and gradually slow towards the back half of the year.

Seems like there are way too many being build with big dreams of subscription models. 

 $192,000 per acre.I might have to lose some weight to fit in that 36 belt so we can go another 20 feet up.  

Of course it is always a balance between rate and occupancy.I probably will never do it , but often dreamed at one time about buying a small hotel. 

The foundation was already approved, permitted and finaled years ago for a 3400 sf house, and its solid and I won't be building directly on the overhang edge; but rather back away from the edge a few feet to prevent any load issues all the weight will be on the longer sides of the existing footing.

End of day it was just selling dreams is what I concluded, and when I came to that conclusion, I left. 

After a couple of years of treading the path to frugality to build this financial runway, I've networked with the greatest people who made this all happen, of course, it took the strength, determination, time, etc to place myself where I am today but, without the mentorship of my two great mentors whom I wish used BiggerPockets so I can mention, I don't believe I would have made it thus far relying on some whimsical dream that this will all pan out accordingly, thank you for everything Greg and Lashawn.In addition, I would like to thank Bigger Pockets for connecting me with the greatest realtor @Stephen Schmitt Who took my dreams and aspirations to the core when we first connected and spoke about my future goals to replace my W2 job for financial freedom. within three months of me deciding to pull the trigger and get pre-approved, we found this killer cash-cow that apprised over purchase price!!!
