I had a tenant who paid late every single month, like she’d usually give me half early in the month, and the other half after like the 20th, I literally didn’t care, she never missed a payment (she did abandoned here dog in my garage after she moved, but that’s a whole different story) but as long as you are getting paid in full every month you should be happy lol. 

The quad was about 4 hours drive from my residence.So my bird-dog wholesaler (good dude) who has given me some great deals in the past, finds a rundown quadplex in the South.

Like the one whose dog was ripping apart my house and during the lease she refused to constrain her “beast”

Seems to this old dog that we may never return to the ROIs (10-20+%) of 25-30 years ago for several reasons:1)There’s been and continues to be too much hype/content about real estate as an investment and much of it started when Rich Dad came out.

When the landlord lies and says I have 12 dogs and it's a lease violation, that's an unfair eviction. 

Again in CA folks coming in from Vietnam war would go out into the mountains of the state and federal forests and basically kill anything that moved and ate them..was  a real issue about wiped out the black bear population and in Wa. my brother in law worked for the road department and would find dogs that had been eaten it happens..

If you allow pets (and most people treat their cats / dogs as family) and a good portion of the tenants have pets, partner with a local veterinary clinic that will provide a free visual exam or similar service.   

My wife and I opened a Chicago Style hot dog cart, and I reprised my handyman business I started prior to COVID.

They said NO - it's no fair of us to ask for a deposit for the dogs.
