@Alex Doty I'll DM you, it is absolutely critical to map out your gameplan and strategy here so that you and your GF can divide and conquer, and maximize your lending power.

It was only a couple months ago that I conquered some limiting beliefs about investing in San Diego:- It would be very hard for me to do deals with no out-of-pocket capital.- Prices are so high and finding a good deal would be few and far between.- It would be hard to find like-minded partners/lenders to work with.I'm learning to stay open to all the possibilities and I'm hoping to learn from other positive-minded people!

You can refi OO (owner occupied) at 80% LTV and purchase the next MF with FHA, only caveat here is that you cannot do 2 owner occupied purchases within 12 months with the same lender, divide and conquer.
