If they had simply made the request when they first froze (then cancelled) the account, I would have stuck with them.I have no way to convey my credentials - I’ll just say that I have a very solid banking presence and there is nothing about me or my LLCs that would make another potential customer think that this same thing won’t happen to them.

If 1 person gets 2 letters, one sends them to their professional and credible website, that shows how many reviews they have, happy clients, shows how awesome they flip the houses, has 3 blogs is involved with the community and has a tremendous web presence... and the other... nothing...if it were you, which card would you call?

I would caution working with any lender that does not have some sort of licensing, reviews, and presence online.

my hypothesis:-new construction: developers will take the hit in New construction by adding incentives into the market to keep market presence -used homes: will remain unsold as long homeowners can hold it and any need for sale it will be opportunities for new buyers and -for investors who buy with traditional financing it will be a breakeven market until interest start to drop and market prices to increase what do you think?
