I often find that starting a quick conversation, saying hello, complementing their home, etc. goes a long way in establishing trust so that you can properly see a unit.

Sure, you can start with that, but it might be overkill.I recommend people to look at LLC and asset protection as another form of insurance complementing regular insurance - insurance against litigation.
