Another thing we do is check to see what items need to be addressed.

The other contractors that I have worked with gave me a full scope with detailed line items of what will be fixed, how much the labor is and how much the material is going to be.

Just to name a few items.

As expenses fluctuate (property taxes, insurance, maintenance items, etc), the cash flow will be up and down and unreliable.

The list goes on.For mission-critical items, you want quality, not cheap.

The only way to reverse these is to prove the tax collector screwed up on notification and that is primarily done by counting the days in the newpaper.. they must publish for 21 consecutive days prior to the sale.

Just so those newer to syndicating (like OP noted) are aware that there many flavors of syndicators, and that "who" is running a deal may not be who one thinks it is, depending on how the items are enumerated.

Basically the city sends their own inspector out who compiles a list of items that are required to be fixed usually within 3-6 months of taking ownership.
