@Jeff Cua I added a washer/dryer hookup in a garage/common area on a duplex a few years ago.To make a long story short, rents have been stagnant despite my opinion on increased value- at what I feel was a substantial cost…and I didn’t go through subfloors or make the living areas inhabitable during the install, nor have to repair it on the back end.Only you know your situation, local market, etc…based on my experience I would not do it again.Best of luck to you.

I'm a passive LP investor who works overseas as a civilian defense contractor so I take full advantage of the FEIE(form 2555).

I’m not living in there, its inhabitable currently.

He wants to rent an Air bnb for the construction phase and to not have to pay me rent, but my insurance agent says that the house will be inhabitable during construction so I am not entitled to loss of rent.

Also, CPAs get to use the practitioner's priority service line and can get through to an IRS agent easier than civilian taxpayers. 

Mortgage lenders randomly send people out to these properties to confirm they are in fact at least partially inhabited by the owners.

when you have a city that developed land / lots for 2 million in habitants and then over 1 million left over time  you have surplus worthless land  .. 

I don't know if your job field in the military has civilian applications but try those if that is possible.
