Just completed BRRR on Chicago's Southside with Chicago Housing Authority Tenants (CHA). 100% of my rent is direct deposited by the City of Chicago/federal section 8 program each month.

The rest stay in a motel ($400/week for a room with 2 beds) or they take an STR from me ($200/week for each bedroom in the house).The last 5 houses we bought were 3BR1BA CH/A for $9500 each.

The more damage the tenants cause the more "work" that needs to be done and the potential for a new vacancy and a new commission,, cha ching! 

Do you have market rate tenants or CHA/section 8 ones? 

The unit with the increase is 100% subsidized by CHA.

@Danny MallerYour unit and any common areas will only need to be re-inspected if the tenant is up for re-inspection (CHA recently changed this to bi-annually) or if you have a new tenant that is a voucher holder selected as a tenant.
