I certainly wouldn't suggest to pull an electrical permit to change an outlet or a plumbing permit to change some cast iron sewer out to pvc. 

@Ashley Cast, basically, if the money's not coming from your account, you NEED to know "other people" who DO have the necessary money, and are prepared to go into some sort of business DEAL with you.

so in listening to some of the pod casts...some of the guys talk about making dozens of offers weekly...how do you get the type of volume of viable houses to make that many offers?  

I listen to the pod casts and one of the wholesaler guys said he started out spending $1000 per month on advertising and that currently he was spending $4000 per month.  

Also, listen to the pod casts while you commute to work or where ever.
