Our Underwrite takes 24-48 Hours, if we are provided with clean and correct documents.

On 1/2 price days I spend $250 and get nice clean clothes only with retail value of around $2,000.  

The places are kept clean and In perfect condition.  

New 200 amp circuit panel, Culligan water softner, new washer/dryer, and a deep clean Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We could have saved some money starting to clean up the property if we had only checked in with the neighbors first.

Short term will make you more money, but require a lot more management (new tenant every 3 days, turn over, cleaning, etc).  

The guests have a credit card on file and your policy should allow you to charge for damages or excessive cleaning.

At that point I dont know investing would make any sense, I have heard scary stories I was thinking about short term rentals but that needs constant cleaning after guests and conpetition is very high my friend spent almost 200k out of pockets to buy a property for airbnb and he got 17 bookings per year....

It's a lease, not one of those clean energy assessment lien crap things.

One that I'm getting close (hopefully) to the end of, was a flip that was a public nuisance property with two lots on either side full of junk (like 10 dumpsters worth..)There was great opportunity with the house, but we bought the other lots as well and cleaned them up (as no one would ever buy the house with those lots filled with junk).
