How much can you budget for furnishings and all kitchen items and creature comforts for the ones you want to MTR.If you have a vacant 6-unit, you have great possibilities to try all strategies.

@Mary Jay yes and that’s counting even big ticket item repairs averaged out so my monthly is actually higher. 

I am only familiar with the contract in my state but items seller agrees to do based on inspection findings are their responsibility unless spelled out differently.  

But, on the other hand, if your life is very busy with your w2 job or you have a family to take care of, then maybe having a property management company will do you well and just worrying about larger items.

I then would have my tax cpa enter in or do it after discussing tax based items (depreciation- MACRS, reserves, year end accruals, reserves, etc.).

That's it, but a) print out a page for each property you think is comparable, b) make the list of repairs long and inclusive of everything you've done. c) Put larger items first like kitchen remodel......and don't just say 'kitchen remodel', list things like 'custom backsplash tile/Bosch appliances/recessed can lighting/pot filler/etc. d) Cite the price/value of the work done, and don't be afraid to be generous.

The good news is that this is the perfect hidden health and safety inspection item with which to negotiate a price reduction.

First off, all high skill requiring items let's remove those.

Pay $2 to $4 per item.5.  

If I scale to a point where I no longer have time and have to outsource, that line item is already accounted for and the property will still be profitable.
