In fact, the difficulty in responding to your question about whether your costs are reasonable stems from the fact that I have no idea what specific materials or cost of materials you are using.

Tenant Labor and converting rental to flip

The general contractors in our area won't do it unless we let them do the whole job, and then they want a fortune (TY cannabis industry for jacking contractor rates up), and my husband has a couple guys that he likes working with, that will work cheap, but they're certainly not contractors, nor could they or would they go through the process of getting that license here in Oregon.

My goal of owning a PM company stems from the desire to have a bunch of my own properties that I'll need to hire people to help manage anyways so why not take on other owners properties while I'm at it?

Oh I'm an investor I bought a house and I'm a clever investor because I only paid 25K for this beautiful house in such and such a city.A year later they are pouring money into trying to keep the property rented and slowly realising they have lost 25K and have a photo of what was once a nice house, never to be nice again.Maybe if more of those people would warn others we could stem the tide of greater fools?

tenant eviction as part of a deal?
15 January 2019 | 15 replies
While @Marcia Maynard gives solid advice, WA has a reputation for being super tenant-friendly; whereas my experience in NH is that our courts are less inclined to tell landlords what they can and can't do with their own property, so long as the proper procedures are followed precisely and the landlord adheres fully to all applicable statutes. If the tenants are in a lease term, they can not be evicted for cause not stemming from violation of lease provisions, nor should they be; as they entered into that lease in good faith that they would have a place to live at least until the expiration of the term.

Nonprofit Attorney/CPA question - Looking for a wizard

@Basit Siddiqi I could be going a bit askew with this. The obligation stems from an investor agreement whereby the funds the investor is giving to the nonprofit are primarily used for the real estate investment - They are not in whole a donation, I don't think it is a loan really either - it is still an investment into the syndication.

This answer typically stems from a view point of how good of a deal did you purchase, but what I am looking more for is what do you think is the most hands off, but best performing assets in your real estate portfolio. The apartment units I do have perform well, but I would consider them very high on the maintenance list and constant interaction with renters.
