A Heloc payment is usually 1.5% of outstanding balance due monthly I'm not sure how much exchanging one revolving debt for another with similar debt service is really going to help DTI. is this what a lender directly told you or is this what you are assuming?

TSP is a retirement account. not very accessible car payments and personal loans are terrible revolving debtso you traded these two things for liquidity.

heloc is the best way go its considered as a revolving credit.1. you can pay back the money and access it again2. cheaper interest rateif you did a cash out it would hit you with a bigger mortgage

your student loan debt shouldn't count towards revolving utilization. 

ANd if I wanted to BRRR I would use it too... but not for buy and hold.However, it is nice to have a revolving line... that you can use over and over... 

My score is mainly low because I run high balances on my revolving credit.
