Looking at AirDNA results, my biggest concern is occupancy rates, most of the calendars I look at have large gaps in them, and when you spend close to $500/sq. ft at current prices (in STR-designated areas), your property needs to rent well above 80% or you charge crazy nightly rates.We've also seen very few property management companies that charge less than 25% there (and 25% is rare), and some STR neighborhoods require you to use their designated PM (Desert Colors only allows Red Rock, and they are at 40% commissions - ouch!).

Why can't you send it as a calendar entry for a meeting? 

IMO, you can do a lot with Calendars, Contacts, and a Task Manager.

If its vacant, i'll open it to STR with a short calendar window, which is where the King will come in handy as well - Going from queen to king bed doesn't really create that much of an increased initial cost, so I'm just looking for things to stand out.

You pay them 10% (of nightly rate plus any additional cleaning or pet fees) to basically manage your listing and your calendar.

I hate to be oversimplistic, but if your calendar is not full, it's likely one of those reasons.
