Big issue is who owns the dirt your group or the builder ?  

New construction, builder preferred lender helped buy down rate, I negotiated builder to add appliances and blinds, and negotiated price.

I did Owner/Builder, its 300 sqft, it would have cost $150k without the sweat equity.

I have talked to a builder and a home of this size (without land purchase) can be put in place with as little as $250.000. 

Despite that I tried to pull out things I could use but his focus is on infill lots & wholesaling to builders.

If solar panels provided a good ROI on owner occupied homes, then builders building spec homes would include them as standard to reap the reward! 

If a builder were to construct a house in front of theirs, the view could be much less attractive.Any ideas on how to proceed?

Many builders won't sell to investors, but even the ones that do, maybe have restrictions or change restrictions down the line. 

You may want to keep this on the "down low"...or more developers/builders might move to Boise!
