Yeah @JDMartin.... so did Charlie Bucket and I think it turned out OK for him! 

They have to view your ability to repay as their #1 priority, and with investors, the paperwork typically just doesn't fit their buckets. we write off most of our income as much of it goes back into the property anyway.

Although this is one property, since it has 10-units, you should fit within the Portfolio bucket and be able to obtain MUCH better terms with this route than you would private money.
