I wouldn't bother until you have MLS access. 

If this bothers you, Id suggest maybe condo living.

The investors who learn a single strategy or tactic, usually from a “mentor” and do not bother to learn real estate fundamental, real estate finance and real estate law miss out on “creative” opportunities to significantly enhance their ROI or significantly decrease their risk.  

Why bother putting a whole contract together for someone to tell you 900k is too low.

Additionally, connecting with other neighbors who are also bothered by the situation could help create a stronger collective voice to push for improvements.

So he's saying he has had some degree of issues with his toilet since mid April but he never bothered to contact us about it.

It seems like your current PM is bordering on negligence by not only failing to get these repairs done/keep the property in shape but by failing to even bothering mentioning any of these things to you!

The real problem is that the vast number of beginning investors never bother to learn their state landlord tenant codes before they invest.This is my pet peeve with new investors...trying to operate a business requiring knowing the law without having the desire to learn.They should never be allowed near tenants, they need a PM.On the other hand responsible investors that learn the laws first I would strongly advise self managing.

Hire the right attorney for the type of LLC you need, or don't bother with an LLC at all.
