I do my best to be the intermediate between the consumer and the seller, simply by bringing awareness to a buyer's potential.

I am open to any ways of obtaining a second property.

Passive Activity Losses: Are there ways to offset my W-2 income with rental losses, or do I need to qualify as a real estate professional for that to work?

But if you do want to invest out of state where cash flow is higher, I think it's worth narrowing down where you think the best markets are and then find a way to take a trip for a couple days or so. 

If I use inside webcams, ring cams, and smart locks, is this a possible way to show homes to prospective renters or buyers?
