It is NOT like what social media or influencers try to paint, it's hard work. 

I've added a revenue manager in the last month for the STR business and am meeting with a social media assistant next week. 

So here is what I do:1 - Get buyer criteria for what they are looking for (exact criteria)2 - Go source that criteria using data provider3 - Scrub the list and plan a marketing campaign around it (i.e) > Direct Mail > Cold Call > SMS > Online Ads > Social Media, etc4 - Once I get inbound leads coming in.

It can be easier than cold outreach, especially if you offer them guaranteed rent and hassle-free management.Also, marketing can really help you stand out—whether it’s through listing on multiple platforms, building a solid website, or using social media for direct bookings.

It takes actual thought and a programmer's mind to be able to build a CRM into something that's actually effective (sure a basic person could setup a phased text message or email automation, but it's tying everything together with opportunities, automated campaign re-entry/follow-up, social media integrations/automations, etc that is the real value).

Thank you for your insights, I was a bit vague, honestly, I've been looking at houses since I graduated college about a year and a half ago but life was in the way, had student debt to focus on, moved to a new state with no family or friends and had to build some form of social/work foundation in my eyes when I moved from NYC to VA to make sure everything that I decide I go into the life I am balanced such that I can focus on what I want with all of my energy.I am not moving on from looking at properties, over the time I've been looking at houses I have saved, I have researched, I have made connections with real estate agents in my area, I even studied for the real estate agent test but ended up not taking it for other reasons.
