Hello, I have a primary residence and about $10k in bad debt (not including car note, student loans and a small medical bill).

Is it a bad idea to invest in properties where you would be able to collect rent that is equal or a little less than your mortgage payment?

I would not wait for something bad to happen.

That may not necessarily be a bad thing, just reality.  

We all know those that get on BP that are LPS and now own 5000 units or Co GP with no real ownership etc.. so those are legit questions to bad OP got so defensive and did not just answer the questions. 

Sure, but for every bad contractor there is also a bad investor/ home owner that has not paid a tradesman upon completion of a job.

I've read a lot of bad information on how some gurus are promoting techniques that are flawed at best, fraud at worst.

Probably even more from the bad deals..Long term you are better off with better real estate.
