I need to figure out a way to go after the cosigner who has the money to pay.This has been covered already.Hire an attorney, join the ex-spouse as a party to the suit, add claims that will result in a monetary award. 

The property would be awarded to me in the form a Judgment, foreclosing the rights of redemption, assuming that i pay off arrears.  

Each state is different, but here in CO if a landlord takes deposit money the tenant can take them to small claims court and may be awarded 3x damages.

This will include the interest rate awarded from the court while you wait to get paid.
