I had a home built by a local builder a few years ago and have been interested in getting into being an investor for a home builder.While I believe a typical arrangement is a profit sharing type of arrangement, I had a few questions:1.

. - LLC doc sets are fairly cheap and easy to create these days (with limited assistance from lawyers) and its much much better to have that cover bases on arrangements like this - it will also fit nicely with financing options - whether you take on debt from a lender in a co-equity situation like your first plan (refinance loan to LLC post rehab?)

DSCR changes as loan terms or interest rates fluctuate, making it dynamic based on financing arrangements.

Also, we don't do this but you could arrange showings that last month they're in there if it's in their lease. 

I hear of all these great profits that are being made investing in real estate that has a major “business” component, like small assisted living properties; rooming houses; sober living arrangements, etc.  

Right now, this type of arrangement is perfectly legal (clinic within SFR neighborhood), but that could always change.

@Barrett Dunigan That commonly happens about 90% of the thousands on the list 30 days before the sale, pay or make arrangements to pay and remove their property from the list.
