I do know that in most loans, your payments in the beginning  of the loan usually most of the payment goes to the Interest, an not the principal.

Your fee does not get recorded on a Hud-1 (At least I've never seen it that way) If it did, (which I don't see as neccessary) then I personally think they should annotate it as a marketing fee and that it would be their responsiblity, not the seller's responsiblity.
