South Florida is a different animal from the rest of the State.. 

Income source protection is a reality that continues to spread and I don't care fight windmills; much like the support animal nonsense.  

Some fabrics are animal resistant more than others , and some are so delicate that you're going to have problems with them quickly .

I've been investing in long term rentals for over 26 years and when I first was introduced to STR's I was very cautious because I flat didn't believe the claims of income or expenses and it is just such a different animal than long term rentals.

I have gone down the path of painting a few times and it is quite labor intense and with that not cheap, it has to bone REALLY well - prep-work, primer, coat finish, the right products etc otherwise you get crap results.

And hot on the tail coat is now an ever growing list of knock-off's trying to steal the thunder.  

Now she wants the 3 year old living-room carpet replaced because it smells like animals.

But don't forget to factor for future appreciation...if you (or your Realtor) strongly believe that this area/house will double in value within 5 years, then that is a different animal.....

My painters (on high-end projects) would usually spray primer and roll 2 coats.

Take a closer look during due-diligence for appliance hookups and what type of animal/insect droppings are around.
