Unless your deposit is high enough to replace a vinyl plank floor, you really have to get by and check for felt pads on all furniture and install them if there are none...self-adhesive pads...once tenants are in.

I have also found that the investors who stand the test of time do so because of their residual income... so it's always wise to have some rentals cranking in that cashflow!
