When you’re the 800 pound gorilla in the zoo you can make one sided rules.

I’m literally two blocks from the Bronx Zoo and walking distance to the Botanical gardens this would be a highly desirable area should the Bronx go the way of Brooklyn. 

We also have many attractions (theme parks, riverwalk, zoo, etc) here in San Antonio, so I throw in a package booking to draw in more inquiries which has also been helpful.

.- Where People go- some of our selections are at strip malls, zoo, or heavy intersections (4 lane by 4 lane).

They are close to nice attractions (a Zoo, and a small Italian-rooted village).

It is also located close to the Philadelphia Zoo and our Major expressway in and out of the City. 

I do think some of the areas with close proximity to downtown & other high interest areas (i.e. the Brewers stadium, the medical college, the zoo) will do well also, but nightly rates will be a little lower.

I live on the Hillsborough River across from the Lowry Park Zoo and we had an alligator try to snatch the neighbors dog off of the floating dock next door with the young boy calling for help.
