Hi all, following up on AB 1033, there was a lot of interest on this law at the end of 2023 but it's been crickets since then.  

Had heard from someone at PG&E that a separate meter would be required due to a separate address, however our city in the East Bay said they had not heard of this and were adamant that PG&E could not require it or would even be involved in the ADU beyond the main panel upgrade and solar installation.The state law referenced in the original post, AB 68 by Phil Ting, makes it very clear that a utility cannot require a separate meter, unless the ADU is being built with a new single-family home, or the ADU is to be located more than 150 feet from the primary house.

We are officially under contract for our first property - a SFH in what I would gets is a B-C type of neighborhood.

Do I work with Agent X, but they charge more....or do I work with Agent Y who charges less, but they aren't as good as Agent X.Then the problem is A, B and C Agents, who charge the same as Agent X who is good, but A, B and C arnt nearly as good as Agent X.

It is a A/B+ Area.

Those rates are for A/B paper but still coming down and margins on the MBS looking a lot better.

You should have received a new property address for the ADU as part of your plans and not A/B or 1/2 (at least I didn't get any of that on any of the ones i have done).
