I purchased my first home in Sandy Springs in 2013 and was able to sell the property at 140% of the purchase price in 2016!

I'm thinking master plan, soil. setbacks and variances, utilities if they are already not available at the site for hookup....

The property is native soil so it would have to be developed.

Soft costs including designand engineering plans ($1 sqft), plot plan($600 deal from connection ) and soil test for septic ($500 to plumber for excavation and 200 for city).

Cost for the property associated with developing the land before construction will vary based on grading, sewer, electrical, roads, surveying depending on the location of the land, soil testing, etc...

In-ground tanks can leak for years and years and no one notices until lots of oil has permeated the soil.

@Sandy Uhlmann I just just purchased my primary home, although a HELOC is a good option, I'm not quite there on equity yet..but thank you.

I'm new to BP as well but I've been to the meetup in Sandy, SLC, twice and it was great.
