Our wishlist includes a view or access to the ocean for surfing and at least a nearby marina or launch for a boat, although our initial target area is in Rincon.

From the comments and what I took from one of their free training session during the launch months ago, it's a legit strategy but it takes patience and persistence. 

They launch a podcast, they try to get as many podcast appearances, they post about their deals here and on LinkedIn, or if they have never done a deal, they post about other topics people might find interesting.
