Working in a busy property management company, I'm often asked for advice on camera and alarm systems, and in rougher neighborhoods sometimes it can be a toss-up on whether to keep a property boarded-up between showings. 

These props were in good areas so I am guessing that is why. keep in mind true A class areas whould see majority of comps being sales to homeowners NOT investors.. homeowners dont care what the cash flow is or the potential rental income is only investors do..

Keep asking questions and learning as much as you can.

Should I keep looking, or try to work with the more experienced ones, or sign with the newer realtor?

Also keep in mind the 25k investors is the toughest one.. nervous take a ton of your time etc..

I will keep posting the status on this thread from time to time. 

Given that the property was worth $390K in its current condition, I saw an opportunity to make the numbers work while keeping my upfront costs low.Instead of increasing my cash offer, I negotiated a $25K down payment with the seller carrying the balance for two years through owner financing.

I'm in LA and don't intend to move, but I'll definitely keep investing there.
