I get that a HML company manager can do pretty well if he raises significant amounts of money from investors, but for the investors themselves i've never understood why they would lend money (often small amounts below 500k) for high risk projects and junior position even for 10%.

If filed after the DOT then the lien is junior in priority and is wiped out by foreclosure provided the IRS gets at least 25 days note of the sale.

Then 3 to 4 people on the team would split the 50k.The split is generally based on experience level and tenure so Senior Director, Director, Junior Director,etc.Senior member out of 50k might get 25k, Director 17k, Junior 8k.So as an example with my 15 years in the business I own my company so the 100k would all go to me as no teams or split because I am the brokerage.So that Senior director has to do 4 deals to equal what I make, the director has to do about 6 deals to my 1, junior has to do about 12 deals to my 1.

You will most likely not get a Senior person, but you should try to find a good Junior broker with some hustle that works on a team with a Senior watching over them.

If it's a junior lien holder, still, they aren't going to bid anything after their total debt but other bidders might get into a frenzy thinking they are getting a screaming deal (If they didn't do their homework about other liens).Even where its a run of the mill senior lien holder foreclosure, they still won't bid over total debt but, they might set the opening bid lower than total debt if their analysis shows the property to be worth less than total debt.
