Sometimes it is deliberate choice, sometimes it is simply bank/servicer inefficiency.

Seems like a deliberate attempt to get over to me, let me know what you think.

Hi BP experts,Everybody knows the advantages of self-directed IRA's as opposed to the ones we get from Fidelity/JP Morgan Chase/Merrill Lynch etc.

As someone who anal/obsessive about paying all bills early, it has always floored me that even some of the "nicest" folks with adequate funds (at least on paper) will not pay their rent or not pay on time.I suspect these are the ones who deliberately seek out private landlords to rent from hoping these landlords will not pursue them as aggressively legally as a large complex would. 

Begin a deliberate reverse drip. 

When that has happened  (rarely)  I make it a point to stop by their house or office and ask them in person why they apparently deliberately deceived me for their own gains.  

I have known of tenants deliberately turning on the water to hurt the landlord. 

I finally decided to take the plunge after several years of deliberation as to whether to answer the real estate investing call or not. 

I am convinced that this is deliberate action by Sherman Bridge to earn the $1,500 monthly interest as long as they can procrastinate and put my refinance off; and now having read other posts in this forum and learning that it's the normal way they do business with so many other customers I can see that they sell this hard money to permanent financing loan combination as a dangling carrot really since it's oh so clear Sherman Bridge never intended to process the refinance in a timely manner to begin with.
