I have been obtaining quotes for fencing, surveillance, gravel, gate systems, lighting, ESS.. ect..

I think the biggest issue is they all start with a "Cash invested" amount and I have no idea what mine is at this point so I am lost out the gate.  

I would not out the gate pay for that.

I've also had many chain link gates stolen from the property multiple times. 

We bought our first 25 units and started to self manage out the gate, and have been since then, with over 2,200 units.Interestingly, A lot of our members in the J&G community start out with third party, and when they've achieved some scale, decide to bring in house.

It could be building deterioration... where the foundation needs to be repaired, or the gates, etc, etc, etc.  

There is a ton more involved than BRRRRing a SFH - you have buying/developing, managing, operations, various softwares (RM, CRM), security (cameras, gates, lighting, signs, locks), lockouts...the list goes on.

Sorry to hear about having a lousy resident right out of the gates.
