You could buy the place for ex:  $200k or less (less is better) (you don't have to pay realtor commissions or repairs... just buying the house AS IS). 

Principal traders will buy the home from the seller and taking on the risk of owning the asset until they can find a buyer.

The wholeselling gig reminds me of day trader. 

Like in the stock market, long term investors tend to win out over traders. 

Then I went into stocks which I didn’t have enough capital to trade value stocks so I traded penny stocks, basically a day trader for a few months, and the cash I have from that plus the job I’m working now.

I am slowly developing as a trader and growing my account.

My Dad has been a professional trader and money manager since the late 90s and based on current market conditions we know there's a crash coming at some point- what typically gets hit the hardest is retail and A-class apartments.  

@Daniel Lozowy I have found some of the skip traders on Fiverr.com to be very helpful and for a very reasonable price.

HOA also allows mid-term rentals which would allow for higher rents for (ex) 6 month leases.
