Requiring xyz% of new housing to be affordable....find me the studies that indicate this will actually lead to housing affordability....eliminating the 10 year tax abatement that unlocked revenues that are 10x what the city of Philadelphia would've collected on many parcels that would never have been developed if not for the 10 year tax abatement etc.....

My goal is to obtain another rental property, possibly try anirbnb, and also eliminate the cc debt if possible. 

It's likely to keep getting eliminated in areas and while a good business for true business people who care about the people, 99 percent are just out for a small check and fail fast.

I have friends that routinely use ear plugs in a detached single family to eliminate noise from kids, spouses, cars going by on street, etc., when sleeping.

Hard money loans are loans based on (mostly) the value of the asset, eliminating or reducing the other criteria used for most mortgage loans of borrower credit, financial condition, and sometimes even cash flow of subject property.  

About 15 years ago contract for deeds were virtually eliminated in Texas by legislation which not only limited the benefits of using a CD, but introduced severe penalties for even minor issues of non compliance.
