My banker I use for mortgages in my name is telling me they will still ask for a mortgage statement since my tax return shows I claimed mortgage interest deductions even if I have commerical loans, so even though the mortgage doesn't show on a credit report they will find the mortgages and it'll affect my DTI ratio.

If you elect to NOT partner with a very experienced investor OR be involved in a syndication AND truly know nothing about real estate, as you mentioned, I would suggest:1) Find a stellar Commerical Real Estate Broker to help you with your search.  

I'm curious on people's opinions between commerical loans with variable rates over 25 years vs conventional fixed rate mortgage over 30 years when looking at SFR and small (duplex/triplex) MFR.

(HELOC is what comes to my mind) 15k is not enough for a 550k property that's considered commerical due to the fact it's over 4 units.You would honestly need somewhere around a $150,000.
