That being said, there's some great opportunity in Columbia and some still in Spring Hill, and in the surrounding areas- but there is opportunity for great appreciation anywhere along i65 IMO- though you'll have a hard time finding many deals with a high Cash flow.

I would like to find an agent in the Columbia, SC area who can help me with this and doesn't mind working with a beginner investor. 

I was also thinking Columbia Heights, but I think there are mostly SFH in that neightborhood. 

Since inventory is pretty low here, I'm also looking into the Columbia, SC market.
