@Steve Perkins your way really makes sense to me. i think thats the way im gonna go. i am going under contract on my first commercial property next week. 18 units and 3 store fronts. why type of coverage would you suggest. i've only owned a duplex with no problems and this deal fell into my lap. any info would be greatly appreciated

The big perk in providing your lender with this news (apart from staying on the right side of any outlined terms in your mortgage contract) will be in time (depending on how long your friends rent for) you could qualify for a higher loan amount on another loan as you’ll be able to show more incomeIf this were to be a long term situation, it might be best to consider transitioning it into a lease with option, which I’m sure you’re very familiar with given your profession- especially if the rent will cover the monthly mortgage payment.

@Drew Perkins Jeff Beard I was not aware that investors wanted those type of numbers (ex. incomplete, no taxes, insurance, utilities, maintenance, property management etc) from a wholesaler - we are not agents so these properties aren't being listed on the MLS.
