If rents are below $1200/month you will have an over abundance of renters chasing rents below @1200.  

These folks bid up the cheap properties as there is an abundance of demand at that price range.

Quite frankly, I'm contracting back into this market and trying to get rid of all my out of state properties because I find it much more lucrative to focus my time and energy on the abundance of real estate we have right here. 

Also, as is the case with rentals throughout the city, you shouldn't have any problems with vacancies, despite an abundance of rental properties. 

Hello All, it has become abundantly clear to me that if I am to achieve my goals with regards to mobile home park acquisitions I am going to have to buy parks that are outside a 2 hour+ drive radius.
