So, you may be able to get your money back at least plus some and position yourself better. 

The better your solution, the more likely you are to get the deal.

I find that it produces better returns and work great to trade up and accelerate wealth building. 

Also, living in a better area of NB is still much cheaper than the rent in the suburban towns that surround NB which will always be an advantage of owning there.

I recommend people only sell if (a) you can invest the capital in something that performs better, or (b) it aligns with your goals.

Develop your negotiation skills so you can secure better pricing, seller financing, or terms that increase your bottom line.

syndication/private equity deals have a much better chance of penciling and providing decent CoC as there are more economies of scale and sophistication at the GP/operating group level in general.Thanks for reaching out Dan.
