Screening is absolutely necessary to reduce risks, but "door slammer" isn't something tracked by experian or transunion, nor is something the prior landlord may know anything about depending on the configuration of their last accomodation.Designing or updating the accomodation to reduce these sorts of conflicts is your best bet.

"recourse" as it is required with holding a property in a retirement fund - yes, there are lenders that provide this specific loan type and you can certainly accomodate holding an asset in an retirement fund with a mortgage2.

I instructed my agent to find the seller's motivation and work towards that, she stated they didn't need any leaseback but I also feel that she may have done the bare minimum as I told her to find the seller's motivation and let them know that we would be accomodating to whatever it was they needed as we can be as flexible as we need to be.

I would:STEP 1: See what my average daily rate would be as a short term rental buy going to airdna.co and checking your zip codes, top properties, similar properties go to the rates tab to see your average daily rate and multiply it by 30 and or go to the revenue tab and be sure to adjust your amount of rooms and how many you can accomodate.
