Additionally, you could write the contract contingent upon a personal visual inspection and approval of the property as part of your due diligence.

I don't think it necessarily increases value, however it tells the buyer the story and helps them visualize them in the house, which in turn helps you sell the house quicker. 

In your listing, if you can, add 3D matterport view, it really helps for potential renter to visualize the actual house, not just photo.
