You got some good comments already.The one thing I would add is if the gas covers heating, then it depends on whether the custom in your areas is if the heat is included in the rent.

No matter who you call, they will always tell you they know how to handle real estate because no good business person is going to turn down a customer, but that's where it becomes frustrating. 

I found this little nugget of info in the instructions for Schedule C (Line 1):Installment sales.Generally, the installment method cannot be used to report income from the sale of (a) personal property regularly sold under the installment method, or (b) real property held for resale to customers.

I think it can be seen as your tenants are your customers and having a good working relationship with them is probably going to be best overall.

You could maybe cut your cabinetry expense in half (or more) by using Ikea boxes and custom fronts from someplace like SemiHandmade, and work with a GC that has worked with Ikea to make it look custom.

You can always google and get something to start with and customize.

I'm sure the owners of Seamus, Felix's, Heavy Riff, and the like won't be complaining about 100 upper-middle class customers plopping down across the street.

What most, in my opinion, fail to realize is that as a property owner, you are providing a service to a customer, and as such, must be in a customer service oriented mindset.

I customized it and just made changes as we went. 

A lot of paperwork for me to, but customer service and all their fees were pretty reasonable.
