If you place tile under the island, and not the cabinets, keep in mind you could have two counter levels.I don't think this is anyway unique, and you have several options to regain or adapt to get the vertical clearance.Check the linoleum, often it is placed on top of a quarter inch subfloor.

A lot of times if you uncover something major, you are helping yourself by putting them on notice because then the agent, if it's listed, has to inform the seller and they know about an issue and must adapt to that, meaning everyone else will find the same thing.

Since excel works well and I spend 1-2 hours a month doing accounting, the pain of changing far outweighs the pain of not changing.My guess is at some point when Excel starts to not cut the mustard or it takes too much of my time (the latter is probably the more realistic point), I'll get a firm to do it for me and at that point, I don't care what they use as long as I get the reports I need (which I'm sure I would).Again, I'm sure other folks use a variety of other programs but once you've gone down one path it's easier to stay that way and just adapt.
