1031 - Potential to defer indefinitely (swap until you drop), all proceeds used in 1031 (equity & debt) and generally a different type of real estate profile or business plan.OZ - Taxes due in 27 on recent cap gains, can reinvest gains/depreciation recapture (keep principal) and from what I've seen it's usually more of a development type project with a 10+ year hold.

The person assuming the loan must have available VA entitlement, as they essentially will be ‘swapping’ whose VA entitlement is being utilized.Also, the person assuming the VA loan will need to be prepared to pay the ‘seller’ the equity amount in the home.

Fix a leaky pipe, put up drywall on one large and two small walls, and lenoleum flooring on kitchen and baths, swap 6 ceiling fixtures and paint the small living room/kitchen, and fsome finishing of windows that were installed and just needed framing to clean it up.

Hello BP,I've been dealing with a massive headache for the past 10 days and I'd like to get some of you guys' opinion about thermostats in rental properties and how you do it.Obviously, our number #1 priority as landlords is to make managing our properties as seamless as possible in order to continue acquiring and growing our portfolio.A couple months ago, the A/C in one my rental properties stopped working and I used that opportunity to swap out the old ugly thermostat for a "super cool" Google Nest thermostat that my electricity provider had been hammering me about.

Just one example of this in practice. qualified net worth and equity of over 1M in a recent deal allowed  an interest rate swap on the loan which gave the bank much more flexibility in managing its portfolio/risk.

We did exactly what @Scott Trench recommends - put as much sweat equity as possible into the reno, search for as many deals on FB marketplace and shop local sales/swap meets/garage sales, and minimize the hit to the credit card.
